1. Acceptance of Terms

By accessing or using the services provided by Eagle Home Appraisal Buffalo, you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use our services.

2. Services Provided

Eagle Home Appraisal Buffalo provides professional real estate appraisal services including but not limited to:

• Residential property appraisals
• Estate and probate appraisals
• Divorce appraisals
• IRS step-up basis appraisals
• Retrospective (date-of-death) appraisals
• Rush appraisal services

All appraisals are performed in accordance with the Uniform Standards of Professional Appraisal Practice (USPAP) by state-certified appraisers.

3. Fees and Payment

Appraisal fees are determined based on property complexity, scope of work, and turnaround time requirements. A quote will be provided before any work begins. Payment terms will be specified in the engagement agreement. Typical fees for residential appraisals in Buffalo range from $450 to $850.

4. Turnaround Time

Standard turnaround time is 3–7 business days from inspection. Rush services are available for an additional fee. Complex properties may require additional time, which will be communicated at the time of engagement.

5. Client Responsibilities

Clients agree to:

• Provide accurate and complete property information
• Grant reasonable access to the property for inspection
• Disclose any known material facts about the property
• Pay agreed-upon fees in a timely manner

6. Limitation of Liability

Our appraisal reports represent our professional opinion of value as of a specific date. We are not liable for market changes, undisclosed property conditions, or decisions made based on our reports. Our liability is limited to the fee paid for the appraisal service.

7. Confidentiality

All client information and appraisal reports are kept confidential. Reports are only released to the client or parties authorized by the client, except as required by law or professional standards.

8. Intellectual Property

Appraisal reports remain the intellectual property of Eagle Home Appraisal Buffalo. Clients receive a license to use the report for its intended purpose. Reports may not be altered, distributed, or used beyond their intended scope.

9. Dispute Resolution

Any disputes arising from these terms or our services shall be resolved through good-faith negotiation. If unresolved, disputes shall be subject to binding arbitration in Erie County, New York.

10. Changes to Terms

We reserve the right to modify these terms at any time. Changes will be posted on this page with an updated date. Continued use of our services constitutes acceptance of modified terms.
